A large villa dating back to the 70s set in the beautiful mediaeval hill town of Montefelcino in the Le Marche region of central Italy. It was planned and built by the local `unique` Doctor who enjoyed observing the stars from the roof. The house is half built in the no longer available local stone (of the Furlo) and has thick walls and wooden windows, high ceilings and high quality marble and olive tree wooden floors. It is also quite furnished.
There are three floors with a big staircase (like in a hotel) in the middle:
The ground floor includes a big hall and corridor area taking to large kitchen area, laundry with attached boiler room and finally huge garage. A door opens to the back garden. There is still need for refurbishment in two rooms (garage and laundry with walls showing the original rough left stone). A new bedroom with attached bathroom and sauna is currently being built into the big space available in the garage, making it possible to live fully independently at ground floor, where it`s cooler and therefore more pleasant in the hot summer days and nights.
On the first floor there are 4 bedrooms (two ensuite ones with two independent big bathrooms), a large dining room with attached kitchenette, a big living room with satellite TV, storage room and two big balconies.
On the second floor there`s the attic with a very wide bedroom and attached big bathroom facing with big balcony opening to the front garden and its secular oak tree and still also overlooking the hills from the bathroom window. Behind the ensuite area you can access more storage space and the fotovoltaic hot water central station.
On the whole the properties has a size of 600 sqm (200 sqm per floor).
Energy/environmental aspects: Fotovoltaic panels with 6 kw power have been installed to provide free electricity generating a yearly income of about € 3.000,00. A further solar panel plus a condensation gas boiler provide hot water throughout the year, a digged in water tank collects the rain from the roof and two wood burning stoves and four pellet ones (all brand new) heat the whole house, although the pre-existing diesel run radiators can still be used, if needed, or reconverted for pellet use (replacing the existing main diesel boiler). Satellite TV in two floors.
The surrounding garden offers 1280 sqms of green and secular trees (huge oaks, olive trees, chestnut trees, roses plus space for an orchard). It is fenced up in wall and metal with a total of three big gates (two at the front and one at the back). There`s space for at least six cars. On the back it hosts two secular olive trees and several plants. A further passage over the fences still counts to the property and allows a little walk in the green with the possibility to grow vegetables separately from the fenced up area. Finally there`s a passage created into the wall on the back with a hidden underground protection shed.

The view behind the property is gorgeous and opens up to the free landscape of the Montefeltro hills directly accessible simply walking down from the back gate.
The front part is connected to the main road taking in a few steps to the village`s historical centre. The house is a also a well run B&B.
